1. What you're agreeing to

By using the Synapse Realty website or any of our tools, you're agreeing to these terms. If you don't agree, please don't use the site. Synapse Realty is operated by Yubedo LLC.

2. What we offer

Synapse Realty helps people buy, sell, and invest in real estate in Utah. Our services include:

• Property search and listing information
• Investment analysis tools and property valuations
• Scheduling consultations and property showings
• A client portal for buyers, sellers, and investors
• A tenant portal for paying rent, viewing lease details, and managing payment methods
• AI-powered tools for property analysis, blog content, and recommendations
• A blog with real estate tips and market insights

3. You must be 18+

You need to be at least 18 years old to use our services.

4. Your account

Some features require an account (like the client portal or tenant portal). Keep your login info safe. You're responsible for anything that happens under your account. If you think someone else is using it, let us know right away.

5. Please don't

• Use our site for anything illegal
• Try to hack into accounts or systems
• Scrape or copy our content with bots
• Submit fake information
• Interfere with how the site works
• Send spam through our tools

6. Property listings

We pull listing data from the Utah MLS and other sources. We do our best to keep it accurate, but things change fast in real estate. Prices, availability, and details can change without notice. Always verify important details yourself before making a decision.

7. No guaranteed results

Real estate involves risk. We can't guarantee that a property will go up in value, that you'll earn a specific rental income, or that any deal will work out a certain way. Our investment tools and estimates are for education and planning, not financial advice.

8. Paying rent through Synapse Realty

If you're a tenant, you can pay rent through our portal. Here's how it works:

• Stripe handles your payment. We use Stripe, a trusted payment processor, to handle all transactions. Your card numbers, bank account details, and billing address are stored by Stripe, not by us. We never see or save your full payment details.
• What we store: Just the basics — the amount you paid, when you paid it, the payment status, and a reference ID that links to your Stripe account. That's it.
• Processing fees may be added to your payment. The exact fee is shown before you confirm.
• Bank transfers (ACH) take 3-5 business days to clear. Your balance will show the payment as “processing” during this time.
• Returned payments: If a bank transfer fails (like insufficient funds or a closed account), a $5.00 returned payment fee will be added to your account.
• Late fees may apply as outlined in your lease agreement.
• Saved payment methods: When you pay, your payment method and billing address are saved to your Wallet for future use. You can remove them anytime.
• Auto-Pay: If you set up auto-pay, we'll charge your saved payment method on the day you choose each month.

9. Property valuations

Our property valuation tools (including Rocco Value) estimate what a home might be worth based on comparable sales and market data. These are estimates, not appraisals. The actual value could be very different. Don't make financial decisions based solely on our estimates. Demographic data comes from the U.S. Census Bureau.

10. Blog and AI content

Some of our blog posts and content are written or assisted by AI. Everything is reviewed, but it's meant for general information, not professional advice. Stock photos come from Pexels.

11. Our content belongs to us

Everything on this site — text, design, logos, tools — belongs to Yubedo LLC unless otherwise noted. Please don't copy or redistribute it without permission.

12. We'll communicate with you

When you give us your contact info, you're agreeing to hear from us about:

• Your real estate inquiry or transaction
• Rent payment confirmations and reminders
• Lease updates and renewal notices
• Appointment confirmations

You can opt out of marketing messages anytime. But messages about active payments and leases can't be turned off — you need those.

13. The site is provided “as is”

We work hard to keep everything running smoothly, but we can't promise the site will always be available, error-free, or perfectly accurate.

14. Limits on our liability

If something goes wrong, our liability is limited to what you've actually paid us in the past 12 months. We're not responsible for indirect damages like lost profits or missed opportunities.

15. Utah law applies

These terms are governed by Utah state law. Any disputes would be handled in Salt Lake County courts.

16. We can update these terms

We may update these terms from time to time. We'll update the date at the top when we do. If you keep using the site after a change, you're agreeing to the new terms.
